Visitors
Visitors may only be allowed to access the estate by specific residents who are being visited.
Our gates are automated. For security please ensure you stop after passing through the gate and wait for it to close.
The entrance gate and Aviemore Estate is on CCTV surveillance.
Taxis may only enter if the resident concerned has made prior arrangements with a Trustee. Only the driver and/or visitor/s will be allowed access. All other occupants must exit the vehicle and remain at the main gate until the vehicle returns.
The trustees may refuse access to any visitor under the influence of alcohol or drugs, or where access is not authorised by the resident or otherwise in terms of the Estate Rules.
Visitors may use the intercom to contact the person/house they wish to visit. The code will be given by the resident/home owner. Enter the code and proceed immediately to the gate which will then open.
Visitors may use their cell phone to contact the person/house they wish to visit. The gate will then be opened.
Visitors are requested to the exit gate on the left going out. As you approach the line, the gate will open automatically. Wait for the gate to close behind you.
The speed limit is restricted to 30 kph for normal vehicles and 20 kph for heavy vehicles throughout the Estate.
Residents & Home Owners
For security reasons only homeowners and residents living in Aviemore may obtain remote controls for the main gate. If and when the homeowners sell their properties, it will be expected from them to hand their remote controls over to the Estate Manager. Do not repeatedly press your remote button. Allow a time delay if the gate does not open the first time.
The Trustees will determine the conditions under which additional remote controls may be obtained.
Homeowners/residents are not allowed to give their remote controls to a third party not residing within the Estate without the written consent of the Trustees.
Domestic workers and gardeners may only gain access into the Estate by their respective employees and are not allowed to loiter elsewhere in the Estate. Each domestic worker or gardener must provide the property owner/resident with a copy of their Identity Documents and contact number. The Trustees have the right to inspect the documents of such workers at any time.
Homeowners/residents are expected to follow all Estate Rules and to communicate them to domestic workers / gardeners.
Homeowners must notify the Trustees in advance and in writing of the name and contact details of the lessee and the period of such lease. Estate Rules must be attached to the lease when the lease is signed between the homeowner and his/her lessee.
Homeowners will be held responsible for the conduct of their lessees.
Lessees will be held responsible for the conduct of their visitors as per the Estate Rules.
The agent and/or homeowner must ensure that the buyer and/or tenant is properly informed and receives a copy of the Estate’s Constitution as well as all its Annexures.
Harmonious community living is achieved when residents use and enjoy their private property as well as the public areas in the Estate. General consideration of all residents by and for each other will assist in assuring relations in the Estate.
Residents are not allowed to make any unseemly noises by shouting, quarrelling or using musical instruments, radios, television sets or the like or any loudspeaker or other device for the reproduction or amplification of sound, in such manner or at such a time or in such circumstances that the sound thereof is audible beyond the boundaries of such property or premises and materially interfere with the ordinary comport, convenience, peace or quiet of residents of surrounding properties.
The use of power saws, lawn mowers, and the like, may only be undertaken from Monday to Saturday from 08:00 – 18:00. No Fireworks may be set off. All do-it-yourself repair and maintenance of motor vehicles, or any other internal combustion engine vehicle, craft or implement, must take place out of sight from the streets and may not interfere with the peace or quiet of residents.
Residents may not keep more than two dogs and two cats on their property without the permission of the Trustees. Dogs may not be kept if the premises are not adequately fenced. Dogs owners must ensure their dogs do not interfere with neighbours. Dogs are only allowed to be walked on a leash. All excrement on the street or public areas must be removed the dog owner. Dogs must wear a collar and tag with owners contact details. Dogs are not allowed to roam the streets. Dog owners are responsible for any damage or injury caused to property/persons/other animals within the Estate by his/her dog. Trustees reserve the right to issue penalties of R500 or request a dog owner to remove his/her pet should it become a nuisance in the Estate. Ensure you are aware of all the updated Estate Rules. Homeowners who have dog breeds that are not well-socialized as far as children and other dogs are concerned are requested not to walk such dogs in Aviemore; these dogs should be walked outside of Aviemore to avoid undesired situations such as dogs attacking other people, kids or smaller dogs, which might result in possible legal action being taken against the specific homeowner.
In the event of annoyance or complaints about the conduct of residents, the parties involved should attempt as far as possible to settle the matter between themselves, exercising due tolerance, reasonableness, and consideration. If and when a dispute between such parties cannot be resolved, a written submission must be made by the parties involved in the dispute and submitted to the Trustees. The Trustees may at their sole discretion decide if they will arbitrate in the matter, the decision of the Trustees shall be communicated to the relevant parties. If the relevant parties are still not satisfied, it remains their prerogative to seek legal advice at their own cost.
Security of entrance and exit gates protocols must be followed at all times. Residents, visitors and contractors are requested to ensure that no unauthorised person/s enter the Estate; both the entrance and exit gate must be properly closed before driving away. Fines are issued if you do not wait for the gate to close.
All attempts of burglary or instances of security breaches such as fence jumping must be reported to the Estate Manager or the Trustees as soon as you are aware of it.
Homeowners are allowed to acquire the services of external armed reaction units/companies of their choice and at their own expense.
All homeowners are responsible to pay their levies on the first day of each month.
Each property owner/resident is responsible for maintaining a clean and pleasing condition. The area between the roadside and the boundary of their properties will be maintained by the HOA, unless the property owner prefers to maintain that specific area. Gardens bordering the pavements must always be kept neat and tidy. Garden fences and/or walls and outbuildings forming part of the streetscape, should be regularly maintained. No dumping allowed. Plants, trees, shrubs and protected indigenous plants should not be damaged or removed without approval. No vegetation should obscure the vision of motorists and cyclists. No Wendy houses or tool sheds may be erected. Caravans, trailers, boats, equipment, tools, engines and vehicle parts, washing lines as well as accommodation for pets, must be located out of view and screened from the street.
Refuse may only be placed on the roadside on official collection days. Collection is on a Tuesday morning.
The Estate has it’s own water supply. The Knysna Municipality should not be charging you for water. The homeowner is responsible for checking and correcting their own accounts. Residents must regularly check their property for any water leaks and reported to the Trustees if a leak if detected.
All residents are responsible for collecting their own post at the pump house post box.
Main Optic Fibre lines are in place and it is at your own responsibility and expense to have it installed into your home.
Renters & Buyers
Prospective buyers will only be allowed into the Estate if accompanied by an appointed estate agent.

A clearance certificate must be obtained from the Aviemore HOA prior to any transfer of property. This will only be issued if and when all outstanding debt to the HOA has been paid (e.g. levies, penalties, etc.).
The HOA must be informed of all sales and transfers immediately (by the homeowner or agent, whichever applicable).

No “For Sale” notice boards of agents are allowed to be displayed on the inside or outside of Aviemore. Homeowners are requested to inform their agents accordingly with immediate effect please; failure to comply with this may result in penalties being issued to homeowners and the notice boards will be removed by the HOA. We only allow one “On Show” board on the show days of any show house, to be displayed outside the entrance of Aviemore Gate, ensuring it is removed at the end of the Show Day. Owners are to communicate the correct levies to the Estate Agent when listing their property for sale.
Minimum letting period is three (3) days. Homeowners must provide guests with Estate Rules, Remote Controls and Parking Rules. HOA must be informed.
All residents are required to maintain their own gardens. Aviemore only maintains the common areas and pavements along the road side. Owners may not extend any part of their garden into any Common Property such as verges, open spaces and the like without the express approval of the HOA in writing.
Residents must maintain a high standard of frontage garden and maintenance. Where in the opinion of the HOA the condition of a garden does not meet the required standards of the Estate, the HOA shall give written notice to the Homeowner to carry out the necessary improvements within a specified time. Should the homeowner fail to carry out such work as requested, the HOA shall be entitled to carry out that work and to recover the reasonable cost thereof from the Homeowner, which amount shall be deemed to be part of the levy due by the Homeowner.
